Puddleduck Cottage Access Statement

This access statement does not contain personal opinions as to the cottage's suitability for those with access needs, but aims to accurately describe the facilities and services that we offer to our guests. This being said it is a typical Cornish Cottage of its period and would present major challenges to anyone who is permanently wheelchair bound or has significant mobility problems.

Introduction

Puddleduck cottage drawingPuddleduck Cottage is a typical Cornish Cottage of its time and we have done our best to preserve as many of its original features as are consistent with providing our customers with a high quality holiday experience.

Puddleduck sleeps eight people in four bedrooms (two doubles and two twins) it is surprisingly spacious on the inside, consisting of an entrance lobby, lounge/dining room, kitchen and lobby to WC, Bathroom/WC and shower room on the ground floor and four spacious bedrooms on the first floor.

This is a very cosy cottage with a modern electric heating system which maintains the temperature set to within one degree.

All linens and towels are provided.

The matresses and pillows are sterilized annually by "Matress Medics".

Smoking and pets are not allowed in the cottage.

Fire Regulations

The cottage is fully compliant with current fire regulations. Furniture and furnishings are fire retardent, there are interlinked smoke alarms in each of the bedrooms and living/dining room, along with a heat alarm in the kitchen (to minimise false alarms). There is also a Fire Extinguisher and Fire Blanket in the kitchen. The current Fire Risk Assessment and the Fire Escape Plan can be found in the Information Folder in the Cottage.

Pre-Arrival

There are no scheduled bus services to the village. However the village does have a community Minibus operated by volunteer drivers which runs trips to the local towns and supermarkets at least once a week and during the summer runs trips further afield in Cornwall. There is a small charge but everyone is welcome to use the bus. The current timetable is published on the village website at http://www.lerryn.net/lama#timetables. Key Collection, Welcome and Car Parking

Your final confirmation letter will also contain details of how to access the cottage. We endeavour to meet our guests at, or shortly after their arrival, but this cannot always be guaranteed.

There is a comprehensive information folder in the cottage and a folder with equipment operating manuals.

You can park outside the cottage to load and unload but it is probably better to then park in the free car park which is a few yards away on the riverfront just round the corner from Lerryn River Stores, but please keep an eye on the tide tables (in the information folder) as parts of the car park flood on high spring tides (2/3 times a year) in which case you should park outside the cottage or outside the village hall.

Entrance to Property

The entrance to the cottage is from a slightly inclined pavement. The door step is 10cm high and the door width is 73cm.

Entrance Lobby

The front door leads into a small entrance lobby with short pile carpet. Two electric car charging points (13 +32 amp) are mounted on the wall of the lobby). Coat hooks and an umbrella stand on one side with key hooks on the other. A double door leads into the lounge/dining room.

Lounge/Dining Room

Situated on the ground floor with level entrance from the lobby. Carpeting is a fitted short pile Axminster.
The room has a mixture of seating with sofas and soft chairs at one end and a dining table which will comfortably seat eight at the other (padded seats with no arms).

There is a digital widescreen TV with DVD player plus remotes and a small selection of DVD's.

Lighting is natural during the day and ceiling and wall lights by night.

The high speed wifi hub (please do not touch) is behind the Payphone and the wifi key details are alongside.

Access to the kitchen is via a step up of 10cm through a doorway 66cm wide  and 1.8m high (mind your head!).

Very tall guests should take care as the ceiling beams are 2.03m high

Kitchen

Floorcovering - vinyl linoleum. Plenty of worktop space. Worktop height 92cm.

A very well equipped kitchen for the cook/s with a cooker (four  hobs and an oven), dishwasher, washing machine, tumble dryer and for entertainment a small cd player/radio. Single drainer sink, electric kettle, microwave oven, electric mixer and toaster.

Supplementary high level heater.

Door to lobby and bath/shower facilities 70cm wide. Rear door to small courtyard (with outhouse for re-cycling) and alleyway towards garden.

Understairs cupboard with frying pan, stewing pots and baking pans.

High level  and under worktop cupboards with a generous selection of crockery, cutlery, and various culinary utensils.

Very tall guests should take care as the ceiling beams are 1.97m high

Lobby to WC/Bathroom/Shower room

Floorcovering vinyl linoleum. Cupboard with selection of bouyancy aids, iron and ironing board, laundry basket & pegs, vacuum cleaner, broom and spare light bulbs.

Fridge/Freezer and a wall mounted hair dryer.  Switches for hair dryer and heated towel rails.

There is a wall mounted programmer for hot water, to the right of the shower room door, this should be switched on throughout your stay and extra hot water can be obtained by pressing the Boost button, otherwise please do not interfere with it.

Above the wall mounted programmer is a ceiling cord pull switch for the electric shower, please switch off after use.

WC/Bathroom/Shower room

Floorcovering vinyl linoleum throughout. All facilities on ground floor.

WC

Door ( 70cm wide) level access to single pedestal WC

Bathroom/WC

Door (70cm wide) level access to bath - no grab rails, single pedestal WC, wash hand basin with mirror over heated towel rail, shaving point (in light over mirror) and supplementary high level heater.

Shower room 

Door ( 65 cm wide) level access to small drying area then step up(20cm) to low level shower . Shower 80cm by 70 cm - substantial safety grab rail, bi-fold safety glass door. Electric shower, heated towel rail.

There is a handrail on both sides of the stairs.

Staircase from kitchen consisting of 9 steps each with a tread height of 27cm and a tread depth of 21cm.

Access to all bedrooms from the landing, a step up to the bedrooms of 16cm, door widths 68cm wide.

Emergency light (battery) at top of stairs.

 

 

 

Twin bedroom (front)

Floor covering short pile Axminster carpet.

Bed Height 50cm, width 92cms and length 1.95cm.

Natural lighting during the day and overhead and/or bedside light at night. Bedside table.

Duvets and pillows are non-allergenic. With dressing table, rocking chair and wardrobe.

Double Bedroom (front)

Floor covering short pile Axminster carpet. Bed Height 60cm, width 1.35m and length 1.93m.

Natural lighting during the day and overhead and/or bedside lights at night.

With bedside tables, wardrobe, chair, dressing table and chest of drawers. 

Twin Bedroom (back)

Floor covering short pile Axminster carpet. Bed height 50cm, width 92cms and length 1.93m.

Natural lighting during the day and overhead and/or bedside lights at night.

With bedside chest of drawers, chair, small table, mirror and hanging cupboard for clothes( with cot, high chair and baby gate, for which there is no charge (the cot will be assembled prior to your arrival if it has been booked - please do not attempt this yourself). Please bring your own cot linen.

Double Bedroom (back)

Floor covering short pile Axminster carpet. Bed Height 50cm, width 1.35m and length 1.92m

Natural lighting during the day and overhead and/or bedside lights at night.

With bedside tables, wash hand basin with mirror over, chest of drawers, chair and cupboard (with spare blankets/linen). There is also a spare low level put-u-up bed and linen in this cupboard which can be booked (for a charge) and placed in a bedroom prior to your arrival. If this has not been booked please leave where it is, otherwise a charge will be made.

Back door exit

The back door is off the kitchen and has a small step of 4cm, it is 70 cm wide but the door height is only 159cm so please mind your head!

TFront of Puddleduck Cottagehe Outhouse/Re-cycling Centre opposite the back door  has a very low doorway (1.43m), please mind your head.  There is also a small step (6cms) at the entrance. We encourage all our guests to place materials for recycling in the appropriate receptacles for Paper & Magazines, Cardboard, Glass Bottles, Plastics & Cans (washed out please) and small domestic batteries. Black bags from the kitchen bin should be tied up and placed on the floor in here. Black bag collection is every Friday and recycling every other Friday. We will collect these items from the outhouse on Thursday pm. 

The alleyway at the back of the cottage has a set of three steps up close to the cottage each tread height 17cm and tread depth 30cm, 10 metres further there is a single step up of tread height 17cm. This alleyway leads to Piggy Lane - turn right for approx. 50 metres to get to the secret garden.

 

Secret Garden

The garden has a view of the river and is fully enclosed for safety.

Access is through an archway in the hedge and a double farm gate (with glass ducks attached), slight grass incline to gate and then level inside. the garden has a summerhouse with double door access (step up 17cm with a door cill height of 11cm).  Inside is a selection of garden chairs, children's toys, swingball, and the oars and flotation ring for use with "Lady's Maid" (if booked) - buoyancy aids are in the cottage.  The summerhouse has an electric light and a fly zapper on a timer, please do not interfere with either .

Outside is a picnic bench  and a portable BBQ.
