Puddleduck Cottage terms and conditions of hire

  1. The deposit specified must be paid within five days of the provisional reservation and the balance must be paid in full at least one calendar month before the commencement of the holiday period.
  2. The whole of the rent is payable, even if you are unable for any reason to take up your reservation in full or in part. In all cases of cancellation, the deposit is forfeited. On being informed in writing of a cancellation, we will endeavour to re-let the property but if we are unsuccessful you will remain responsible for the balance of the hire charge. We therefore recommend you to take out holiday insurance to cover this eventuality. All refunds will have non-recoverable card and agency fees deducted.
  3. We will not be liable for any loss or damage to any property or goods belonging to you or any member of your party, nor for any loss, damage, injury or sickness to you or any member of your party or third party unless arising from our negligence.
  4. Small items accidentally left by visitors at the end of their holiday will be returned free if they fit into an envelope. Items requiring packing will be returned when the cost for return has been agreed and received in advance.
  5. No more than the agreed number of persons (maximum eight) may occupy the property, except by prior arrangement confirmed in writing.
  6. Pets or smoking are not allowed at the property.
  7. If the property should not be available owing to damage by fire or storm or for any reason outside of our control, we will refund the full amount of any monies paid by you but our liability is limited to the refund of such monies.
  8. You are responsible for the property and are expected to take reasonable care of it. The property and all its equipment must be left clean and tidy at the end of the holiday period. Any faults, damage or breakages should be notified to the owners as soon as possible. Please ensure that all keys are accounted for and returned to the key hooks in the lobby. On final exit please post the door key used through the letterbox.
  9. The property will be available to you from 3.00pm on the first day of your holiday and you must vacate the property by 10.00am on the final day of your holiday. These times are necessary to facilitate the proper cleaning and preparation of the cottage between guests; please do not embarrass the cleaning staff by arriving early or requesting to stay later.
  10. Use of the rowing boat “Lady’s Maid is entirely at your own risk and you hereby agree to comply with the safety recommendations contained in the Information Folder in the Cottage.
  11. Use of the WiFi to access the Internet is without charge; however the hirer is responsible for the appropriateness and legality of pages accessed, material downloaded, and any charges incurred.
  12. Our receipt of your Booking Payment deems you to have accepted the above terms and conditions.
